Airbnb Turnover Cleaning in Houston: 2026 Registration, Hotel Tax and a Host Checklist

Publicados: Novembro 4, 2026

Índice

Houston changed the rules for short-term rental hosts in 2026. Since January 1, every short-term rental in the city needs its own certificate of registration, and hosts must account for hotel occupancy tax. Add Gulf Coast humidity, summer storms and medical-center and energy-sector guests who expect hotel standards, and the turnover between stays matters more than ever. This guide covers what Houston hosts need to know about Airbnb turnover cleaning: the new registration rules, the tax picture, a turnover checklist built for Houston homes and how to book reliable turnovers with Cleanster.

Houston’s short-term rental registration, in plain terms

Houston’s short-term rental ordinance requires a certificate of registration for each property you rent short term. According to the City of Houston’s short-term rental licensing page and its registration checklist, you will need:

  • A registration per property. The fee is $275 per property, plus a $33.10 administrative fee per application.
  • An emergency contact who can respond to an emergency at the property within one hour of being notified.
  • Your listing platforms, with the names and website addresses of every site you advertise on.
  • Proof of hotel occupancy tax. Listings only on Airbnb do not need to submit proof; listings on other platforms need proof of payment or registration.
  • A signed owner authorization confirming the rental does not break any lease, HOA rules or deed restrictions.
  • Human trafficking prevention training, with a certificate kept on file.

Rules can change, so confirm the current requirements with the city before you list or renew.

Hotel occupancy tax in Houston

Short stays in Houston carry a combined 17% hotel occupancy tax: 6% state, 7% City of Houston, 2% Harris County and 2% Harris County–Houston Sports Authority, as set out in the Texas Comptroller’s hotel tax FAQ. Platforms collect some of these taxes for some hosts, so check exactly what your platform remits and what you still need to file yourself. For platform costs, see our guide to Airbnb host fees.

Why Houston turnovers take more care

Humidity never takes a day off

Houston’s warm, humid climate means a bathroom that sits closed between guests can start to smell musty fast. Turnovers should run the bathroom fan, wipe grout lines and shower caulk, lift bath mats to dry the floor underneath and leave the AC at a steady setting rather than off. Check AC vents and returns for dust and dark spots, because guests notice them on the ceiling right above the bed.

Storm season and flooding

The Atlantic hurricane season runs from June 1 to November 30, and heavy rain can hit Houston any time of year. After a storm, look for water at doors and windows, damp carpet near sliding doors and leaves or debris on patios. Report anything that looks like a leak to the owner right away instead of cleaning over it.

Long stays and business guests

Houston rentals often host medical visitors near the Texas Medical Center, contractors and families relocating for work. Longer stays mean fuller trash, more laundry and kitchens that have actually been cooked in, so book enough time for a proper reset after a multi-week stay.

Pollen and dust

Spring oak pollen coats patio furniture, window sills and cars. During pollen season, wipe outdoor seating, entry doors and sills on every turnover, and shake out doormats.

A Houston turnover checklist

  1. Walk in and check first. Look for damage, missing items or anything left behind, and take photos before you touch anything.
  2. Start laundry. Strip beds and bathroom towels and get the first load going so it runs while you clean.
  3. Cozinha: clear guest food from the fridge, run or empty the dishwasher, wipe counters, stovetop, microwave and appliance fronts, and take out the trash and recycling.
  4. Banheiros: clean toilets, showers, tubs and sinks; dry glass and fixtures; check grout and caulk for mildew; set out fresh towels.
  5. Quartos de dormir: make every bed with fresh linens, check under beds and in drawers, and dust nightstands. Our guide to making a hotel-style bed shows the finish guests photograph.
  6. Living areas: reset furniture and throws, wipe remotes, switches and handles, and vacuum and mop.
  7. Outdoor spaces: sweep patios, wipe furniture and secure anything loose if storms are forecast.
  8. Restock: toilet paper, soap, coffee, trash bags and any welcome items.
  9. Final walkthrough: AC set, lights off, doors locked and 2 or 3 photos for your records.
