Move-Out Cleaning Checklist for Calgary Rentals: Get Your Deposit Back

Moving out of a Calgary rental usually means two deadlines at once: the moving truck and the move-out inspection. The inspection decides how much of your security deposit comes back, so the cleaning you do in the last few days counts. This guide gives you a room-by-room move out cleaning checklist for Calgary, explains what Alberta’s tenancy rules say about inspections and deposits, and shows where Calgary’s hard water makes the job harder than you’d expect.

What Alberta’s tenancy rules say about move-out cleaning

Under Alberta’s Residential Tenancies Act, the move-out inspection is not optional. A few rules every Calgary tenant should know:

  • Written inspection reports are required. Landlords must do a move-in inspection and a move-out inspection and record them in writing. The move-out inspection happens within one week before or after you give up possession.
  • The reports protect both sides. If the landlord didn’t complete proper move-in and move-out reports, they can’t deduct for damage from your deposit.
  • Cleaning can be deducted. Landlords can deduct for cleaning needed to bring the unit back to its move-in condition, beyond normal wear and tear.
  • Deadlines for your deposit. Within 10 days after you give up possession, the landlord must return the deposit (with any interest), or give you a statement of deductions, or an estimate if the final costs aren’t known yet. A final statement then follows within 30 days.

The practical takeaway: pull out your move-in inspection report before you start cleaning. It’s the standard your unit will be compared against. If the oven was spotless at move-in, it needs to be spotless at move-out. If the report noted stained carpet, that stain isn’t your problem. You can read the full rules on the Government of Alberta’s ending a tenancy page.

Calgary’s hard water: the step most tenants miss

Calgary’s tap water is hard. The City reports hardness of roughly 141 to 200 mg/L in areas served by the Bearspaw plant (Bow River water, mostly the north) and roughly 181 to 274 mg/L in areas served by the Glenmore plant (Elbow River water, mostly the south). It’s usually highest from December to February.

Hard water leaves white mineral build-up, or limescale, on taps, shower heads, glass shower doors, sink drains and dishwashers. Regular cleaners don’t always shift it, and it’s exactly the kind of thing that shows up on a move-out inspection as “bathroom not clean”. Plan for it:

  • Use a descaling product or a vinegar solution on taps, shower heads and glass, give it time to work, then rinse and dry.
  • Check the base of taps, around drains and the bottom edge of shower doors, where build-up is thickest.
  • Don’t forget the dishwasher door edges and filter if the dishwasher stays with the unit.
  • Test any product on a small area first, especially on natural stone, which acids can damage.

Move out cleaning checklist for Calgary rentals

Start once the furniture is out, so you can reach every corner. Work top to bottom and finish with the floors.

Кухня

  • Empty, wipe and dry inside all cabinets and drawers.
  • Clean inside the oven, the oven racks and the drawer below it.
  • Empty and clean the fridge and freezer, including shelves, drawers and door seals.
  • Degrease the range hood, filter and stovetop.
  • Clean the sink, taps and backsplash, and descale fixtures.
  • Wipe the dishwasher door, seals and filter.

Ванні кімнати

  • Scrub the toilet inside and out, including the base and behind it.
  • Descale the shower head, taps and glass doors; clean grout and tub.
  • Clean the mirror, vanity, and inside the medicine cabinet and drawers.
  • Wipe the exhaust fan cover.

Bedrooms and living areas

  • Dust ceiling fans, light fixtures, vents and the tops of door frames.
  • Wipe baseboards, light switches, outlet covers and doors.
  • Clean inside closets, shelves and window sills.
  • Clean window tracks and, if the report covers them, the windows themselves.

Floors and final checks

  • Vacuum everywhere, including corners and closets, then mop hard floors.
  • Check the balcony, storage unit, garage or parking stall if they were part of your lease.
  • Take dated photos of every room once you’re done. They’re your record if there’s a disagreement later.

Timing your move-out clean in Calgary

Book the clean for after the movers leave and before the inspection, ideally the day before. Many Calgary leases end on the last day of the month, so cleaners and movers book up around month-end. Book a few days ahead if you can. In winter, gravel and slush come in on boots during the move, so leave the floors and entryway for last. If you live in a basement suite or an older inner-city building in areas like the Beltline, Mission or Bridgeland, budget extra time for older fixtures and tight spaces.
