House cleaning in California isn’t one job. A bungalow in Long Beach, a Victorian flat in San Francisco and a ranch home in Fresno face different water, different dust and different seasons. This guide covers the California-specific things that change how a home should be cleaned, what California renters should know about deposits and move-out cleaning, what house cleaning costs, and where you can book background-checked cleaners through the Cleanster app.

What makes cleaning a California home different

Hard water in Southern California, soft water in San Francisco

Water hardness changes a lot from one California city to the next, and it decides how much time goes into descaling. The City of San Diego says its drinking water typically averages about 16 grains per gallon (City of San Diego), which is very hard. In Los Angeles, LADWP’s area averages run from 8.6 grains per gallon in the San Fernando Valley and Western LA to 16.3 in Eastern LA and the Harbor (LADWP). San Francisco is the opposite: most of its water comes from the Hetch Hetchy Reservoir, and the SFPUC’s 2025 report puts the city’s average hardness at 62 mg/L, about 3.6 grains per gallon (SFPUC).

In San Diego and much of Southern California, expect white spots on shower glass, crusty faucet aerators and scale around drains. Wiping fixtures dry at the end of every clean and descaling regularly keeps them from building up. In San Francisco, scale is less of a problem, so time is better spent on dust and floors.

Dry winds, dust and wildfire ash

Fall and winter Santa Ana winds push fine dust through window gaps in Southern California, and hot, dry summers in the Central Valley do the same in Fresno, Bakersfield and Stockton. Sills, window tracks, ceiling fans and blinds need more frequent attention than in wetter climates. During wildfire season, even homes far from a fire can get a film of ash on patios and sills. Air-quality agencies advise against dry sweeping or leaf blowers for ash; damp wiping, wet mopping and a HEPA vacuum indoors keep it out of the air. A routine clean can handle a light film. Heavy soot or fire damage needs a remediation specialist.

Indoor-outdoor living

Sliding doors, patios and yards are part of daily life in much of the state, so floors near entrances, door tracks and entry mats collect sand, leaves and grit fast. In coastal cities, salt air also leaves a haze on windows and glass doors. A quick weekly vacuum of door tracks makes a big difference.

Older homes and small apartments

San Francisco, Oakland and parts of Los Angeles have many older buildings with original wood floors, radiators and tight kitchens, while San Jose and Sacramento have more newer, larger homes. Tell your cleaner about delicate floors and finishes in the booking notes so they bring the right products.

California move-out cleaning and your security deposit

If you rent in California, cleaning is the part of moving that most often decides how much of your deposit comes back. A few state rules worth knowing:

  • Deposits are capped. For deposits collected on or after July 1, 2024, Civil Code 1950.5 generally limits a security deposit to one month’s rent, furnished or unfurnished, with a two-month limit for certain small landlords (Civil Code 1950.5).
  • Cleaning charges are limited. A landlord can only deduct what’s reasonably necessary to return the unit to the level of cleanliness it had at move-in, not for ordinary wear and tear.
  • Photos are now required. Since April 1, 2025, landlords must photograph the unit after you return it, before any repairs or cleaning they plan to deduct for, and again afterwards. For tenancies that began on or after July 1, 2025, they also have to photograph the unit at move-in (SF.gov on AB 2801).
  • 21 days to return it. The landlord has 21 days after you move out to return your deposit or send an itemized statement of deductions.
  • Ask for a pre-move-out inspection. You can request an inspection up to two weeks before you leave, which gives you time to fix anything flagged.

Take your own dated photos after the final clean. A move-out clean covers inside cabinets, appliances, baseboards and fixtures in an empty home. Book one in Лос-Анджелес, Сан - Дієго, Сан-Хосе, Sacramento або Oakland.

This is general information, not legal advice. Check your lease and local rules for your situation.
