How to Become an Airbnb Host: A Step-by-Step Guide

Becoming an Airbnb host can turn a spare room, a second home or a whole property into a short-term rental. Getting a listing live only takes an afternoon. Running it well takes more planning: local rules, pricing, guest communication and, above all, a reliable cleaning routine between stays. This guide walks through how to become an Airbnb host step by step, the hosting tips that protect your reviews, how to host without owning a property, and how Cleanster helps with turnovers.

Step 1: Check the rules where your property is

Before you list, find out what your city, county, building and lease allow. Many cities require a short-term rental license, registration or permit, and some limit rentals to your primary home or cap the number of nights. Condo boards, HOAs and landlords can ban short-term rentals even where the city allows them. Ask your insurance provider and mortgage lender too. Airbnb’s own Help Center has a responsible hosting section with local guidance for many cities, but it’s your job to follow the rules.

We’ve covered some city rules in our guides to Airbnb turnover cleaning in Houston і Сан-Антоніо.

Step 2: Run the numbers

Estimate what similar listings near you charge per night and how often they’re booked across the year. Then subtract your costs: platform service fees, cleaning, laundry, supplies, utilities, internet, taxes, licensing and repairs. Our guide to Airbnb host fees explains how the fee structures work and how they affect what you keep from a cleaning fee. If the numbers only work with near-full occupancy, plan for slower months.

Step 3: Get the space guest-ready

  • Essentials: clean bedding and towels, toilet paper, soap, shampoo, basic cooking gear, Wi-Fi and a working lock or keypad.
  • Safety: working smoke and carbon monoxide detectors, a fire extinguisher, a first aid kit and clear exit information.
  • Two sets of linens per bed: one on the bed and one in the wash, so turnovers don’t wait on laundry.
  • A deep clean before your first guest: start from a clean baseline, including inside the oven and fridge, which a deep clean covers.

Step 4: Create your listing

Sign up on Airbnb, verify your identity, then build the listing: property type, location, guest capacity, beds and bathrooms, amenities, photos, title, description and price. A few tips:

  • Take bright, wide photos in daylight after a full clean. Show every room and the bathroom, not just the best angle.
  • Write a title that names what guests care about, such as the neighborhood, parking or a workspace.
  • Be honest about stairs, noise, shared spaces and parking. Surprises hurt reviews.
  • Set house rules on parties, pets, smoking, quiet hours and check-in and checkout times.

Step 5: Set your calendar, pricing and booking settings

Choose whether guests can book instantly or need to send a request, and set a minimum stay and how much notice you need. Leave enough time between checkout and check-in for cleaning. For most homes, that means a standard 11 a.m. checkout and 3 or 4 p.m. check-in. If you allow same-day turnovers, read our tips on same-day Airbnb turnovers.

Step 6: Plan cleaning before your first booking

Cleanliness is one of the categories guests rate on Airbnb. One missed hair in the shower can cost you more than a five-star average can easily absorb. Decide who will clean, how they’ll know when a guest checks out, what the checklist is and who restocks supplies. Use a written list, like our Airbnb host cleaning checklist, so every turnover looks the same. Ask your cleaner to send photos and report damage right away, so you can file any claim quickly.

Step 7: Host well and aim for Superhost

Airbnb reviews Superhost status every three months, looking at the past 12 months. According to Airbnb’s Help Center, you need to be the listing owner and meet all four of these:

  • At least 10 reservations, or 3 reservations totaling at least 100 nights.
  • A 90% response rate: reply to new messages, and accept or decline requests, within 24 hours.
  • A cancellation rate under 1%, with exceptions for major disruptive events and other valid reasons.
  • An overall rating of 4.8 or higher.

Listings where you’re only a co-host don’t count toward Superhost. Fast replies, no host cancellations and a spotless home on every stay are what get you there.

Airbnb hosting tips that protect your reviews

  • Send check-in instructions a day or two before arrival, with photos of the door, parking and lockbox.
  • Write a short house guide: Wi-Fi, trash days, appliances and local recommendations.
  • Keep a stocked supply closet so cleaners can restock without waiting for you.
  • Inspect, or have someone inspect, between stays during busy seasons.
  • Answer reviews politely, including the critical ones, and fix what they mention.

How to become an Airbnb host with no property

You don’t have to own a home to host. Common routes are co-hosting for an owner, where you handle guest messages, listings or turnovers for a share agreed with the owner, and renting a property with the landlord’s written permission to sublet it as a short-term rental. Never list a rental without permission, and check that the city allows short-term rentals that aren’t the host’s primary home. Co-hosts handling several listings need a cleaning system even more than owners do.

How Cleanster helps new Airbnb hosts

  • Book turnovers on demand: book Прибирання Airbnb with background-checked cleaners. Every cleaner passes a ClearChecks background check and provides 3 or more references. Marketplace prices are set by location, and you see the full price before you book. Every booking has a 2-hour minimum.
  • Automate cleanings: connect your listing calendar so each checkout books a clean.
  • Bring your own cleaner: manage the cleaner you already use in the app for $2.99 per unit per month, pay as you go, with no contract. There’s no free trial. If you pay your own cleaner through the app, it’s 5% plus $3 per booking. See short-term rental pricing.
  • Peace of mind: our 48-hour Happiness Guarantee lets you report a missed spot with photos. Support is available from 8:30 a.m. to 9 p.m. CT.
