Office Cleaning Checklist for Dallas: Dust, Hard Water and After-Hours Booking

Dallas offices work hard. People move through Downtown towers, Uptown suites, Deep Ellum studios, Design District showrooms and Medical District clinics all day, bringing in street dust, seasonal pollen and the mineral film that shows up on breakroom glass. This office cleaning checklist for Dallas covers what to clean every visit, weekly and monthly, how commercial trash and recycling pickup works in the city, and how to book background-checked cleaners for your suite.

What makes office cleaning in Dallas different

Commercial trash and recycling are not automatic

The City of Dallas Department of Sanitation Services is the exclusive collector for single-family homes and duplexes. Multi-family and commercial properties may request collection from Sanitation or hire a private solid waste hauler that is authorized to operate in the city. Sanitation provides residential-size garbage and recycling roll carts only — not dumpsters or roll-off containers — and commercial accounts can request up to 10 garbage and 10 recycling roll carts. Because that setup is impractical for many suites, most offices use a private hauler for dumpsters and roll-offs (City of Dallas: Commercial and Multi-Family Recycling and Garbage Collection Services).

Private waste haulers must hold a solid waste collection franchise granted by City Council ordinance. Private recycling haulers must hold a recycling collection service permit from Sanitation. Before you sign a contract, confirm the company is authorized to operate in Dallas. That matters for cleaning: when your cleaner empties bins, trash and recycling need to follow the streams your hauler actually collects. Labeled bins at every desk cluster and in the kitchen make sorting fast and keep bags from being combined at the end of the night. Share pickup days and whether cardboard should be flattened and stacked.

Mineral film on glass, faucets and coffee stations

The City of Dallas Water Utilities draws surface water from seven sources: the Elm Fork of the Trinity River and lakes Ray Roberts, Lewisville, Grapevine, Ray Hubbard, Tawakoni and Fork (City of Dallas Water Utilities: 2025 Water Quality Report). The report does not publish a single system-wide hardness number, but mineral film still shows up on breakroom glasses, faucet bases, sink edges and coffee-station carafes. Dwell time and a thorough wipe — then a dry polish on glass and chrome — do more than harsh scrubbing. A squeegee on the kitchenette backsplash after wiping keeps spots from baking on under bright lights.

Dust, pollen and after-hours buildings

North Texas air leaves a fine film on sills, blinds and HVAC returns, especially when cedar and oak pollen are moving. Texas A&M Forest Service notes that mountain cedar (Ashe juniper) typically begins releasing pollen in mid-December, peaks in mid-January and tapers toward the beginning of March, and that wind can carry the pollen well beyond the trees themselves; eastern redcedars in more eastern parts of the state pollinate around the same time (Texas A&M Forest Service: Cedar fever season begins in Texas). Closed offices collect that dust on partition tops and monitor edges even when the suite looks tidy at a glance.

Many Dallas buildings prefer evening or early-morning service so cleaners are not working around staff. Check with building management on access hours, freight elevators and alarm instructions, and put those notes in the booking. In shared and commercial space, use wet-floor signs whenever you mop.

The Dallas office cleaning checklist

Every visit

  • Empty trash and recycling into separate streams that match your hauler, replace liners and flatten cardboard if that is how your pickup works
  • Wipe desks and work surfaces that are clear (never move papers, laptops or valuables)
  • Wipe high-touch points: door handles, push bars, light switches, printer panels, shared phones and conference-room chair arms
  • Clean restrooms: toilets, sinks, mirrors, fixtures and floors, and refill soap, paper towels and toilet paper
  • Clean the kitchenette: counters, sink, microwave inside and out, table tops and the coffee station, including mineral film on faucets and carafes
  • Vacuum carpets and mop hard floors, starting with reception and the entry, and put out wet-floor signs in shared space
  • Spot-clean glass doors, lobby glass and conference-room glass
  • Use dry microfiber only on electronics, monitor edges and keyboards that are meant to be dusted

Every week

  • Dust shelves, window sills, partition tops and the tops of monitors (dry cloth on electronics)
  • Wipe chair arms and conference-room chairs
  • Clean the outside of the fridge and toss expired food if the office has agreed to that
  • Wipe trash and recycling bins, and check that labels are still readable
  • Vacuum under desks, along baseboards and at entry mats where street grit collects
  • Detail the coffee station: wipe the machine exterior, empty drip trays and polish the sink

Every month

  • Dust vents, light fixtures and the tops of tall furniture
  • Wipe baseboards, door frames and the edges of reception furniture
  • Clean inside the fridge and microwave fully
  • Descale the kitchenette sink, faucet and any coffee equipment the office wants included
  • Deep-vacuum entry mats and high-traffic carpet lanes in reception and corridors
  • Wipe blinds and returns that collect pollen and HVAC dust

Tips for keeping a Dallas office clean between visits

  • Put bins in pairs. A trash bin next to a labeled recycling bin at every cluster makes sorting automatic for staff and faster for your cleaner.
  • Use a long walk-off mat. Reception floors take in street dust and, in winter, whatever came off the sidewalk. A good mat keeps grit out of the carpet.
  • Clear desks on cleaning nights. Cleaners wipe what is clear and leave stacks, laptops and valuables untouched.
  • Share hauler details. Tell your cleaner which company picks up, which day, and how recycling should be sorted or bagged.
  • Schedule after hours when you can. Evening or early-morning cleans avoid working around staff and usually fit building access rules. Confirm elevator and alarm instructions in the app.

Dallas office cleaning FAQ

Do Dallas offices have to use a city-approved hauler?
If you hire a private waste hauler, that company must hold a City Council-granted solid waste collection franchise. Private recycling haulers need a Sanitation recycling collection service permit. Confirm your hauler is authorized before you contract.

Will cleaners separate our recycling?
Yes. Your cleaner empties trash and recycling into separate streams. Tell us in the booking notes how your hauler collects materials and where bags or cardboard should go.

How often should a Dallas office be cleaned?
Busy suites usually need cleaning several times a week, with restrooms and kitchens done every visit. Small offices with a few people often do well with a weekly clean.

Can you clean after hours?
Yes. You choose the date and time when you book. Check your building’s access and elevator rules, and leave entry instructions in the app.

Do cleaners move papers or laptops?
No. Cleaners wipe clear surfaces only and never move papers, laptops or valuables. Use dry microfiber on electronics.

How is office cleaning priced?
Office cleaning prices vary by location, suite size and how often you book. There is a 2-hour minimum, and the app shows your price before you confirm.
