Short Term Let Cleaning in Edinburgh: Licensing, Tenements and Festival Turnovers
Pubblicato: Ottobre 29, 2026
Running a short-term let in Edinburgh comes with more paperwork than almost anywhere else in the UK. Every let needs a council licence, the whole city is a short-term let control area, and since July 2026 guests also pay a visitor levy. None of that changes the basic promise to your guests: a spotless flat, fresh linen and a smooth check-in. This guide covers short term let cleaning in Edinburgh, from what the licensing rules mean for your turnovers to a practical checklist for tenement flats and festival season.
Edinburgh’s short-term let rules, and why they matter for cleaning
Cleaning isn’t a licensing requirement in itself, but a well-run turnover is how you keep your property in line with the conditions on your licence. Here’s what every Edinburgh host should know, according to the City of Edinburgh Council’s short-term lets licensing policy:
- Every let needs a licence. It’s an offence to operate a short-term let without a licence or to break one of its conditions.
- The whole city is a control area. On 5 September 2022, the entire City of Edinburgh Council area became a designated short-term let control area. For secondary letting, hosts are expected to show they have planning permission, have applied for it, or don’t need it.
- Licences come with conditions. There are mandatory national conditions plus extra conditions set by the Council, covering things like safety, managing noise and anti-social behaviour, and how rubbish and recycling are handled.
Since 24 July 2026, Edinburgh has also charged a visitor levy of 5% on the cost of paid overnight accommodation, on the first 5 nights of a stay, and it applies to short-term lets. Guests paying more are guests expecting more, so consistent cleaning and honest listing photos matter even more now.
What this means for your turnovers
- Bins are part of the job. If your licence sets out refuse arrangements, add them to your cleaning checklist: which bins to use, where the communal bins are and what goes in recycling.
- Quiet in the stair. Many Edinburgh lets are tenement flats with shared stairs and neighbours close by. Ask your cleaner to keep doors, bags and hoovering noise considerate, especially early in the morning.
- Safety items get checked, not fixed. Your cleaner can confirm smoke alarms aren’t beeping, any fire safety equipment you provide is in place and the safety information is on display, then report anything missing or broken to you with a photo.
Tenement flats, stairs and Edinburgh weather
A big share of Edinburgh short-term lets are flats in older stone tenements, often several flights up with no lift. That shapes the clean in a few ways:
- Linen logistics. Carrying fresh linen up and used linen down takes time. Store spare sets in the flat if you can, so the cleaner makes one trip instead of several.
- Wet coats, wet floors. Edinburgh’s rain means more mud and grit by the door. Entry mats, hallway floors and the bathroom floor need extra attention, and a drying rack or hooks by the door help guests keep the rest of the flat dry.
- Condensation. Older flats with sash windows can collect condensation in colder months. Wiping window sills and frames dry and checking for black spots on sealant and ceilings stops small damp marks from turning into a bad review.
- High ceilings and cornicing. Period features look great in photos but catch dust and cobwebs. Add high dusting to your checklist every few turnovers.
Planning for festival season
August is Edinburgh’s busiest month, when the Fringe and the other summer festivals fill the city. Turnovers stack up, stays can be short, and same-day check-out and check-in is common. A few ways to stay ahead:
- Connect your calendar early so every turnover is booked automatically before the next guest arrives.
- Keep at least two full linen sets per bed, plus spare towels, so laundry never holds up a check-in.
- Book a deep clean in Edinburgh before the season starts and again after it ends, to catch what quick turnovers miss: inside the oven, behind furniture and grout.
- Restock consumables in bulk in July so your cleaner isn’t working around empty shelves.

Edinburgh short term let cleaning FAQ
Do I need a licence for a short-term let in Edinburgh?
Yes. Every short-term let in the City of Edinburgh Council area needs a licence, and operating without one is an offence. Because the whole city is a control area, secondary lets also usually need planning permission.
Does the visitor levy affect cleaning?
Not directly. The 5% levy applies to the accommodation cost of the first 5 nights for stays from 24 July 2026. It’s a good reason to make sure every stay feels worth the price.
How long does a turnover take in an Edinburgh flat?
Every booking has a 2-hour minimum. A one-bedroom flat is often done in that time; larger flats, many beds or heavy laundry take longer. The app suggests hours for your space, and you can adjust them.
Can my cleaner handle the bins?
Yes. Add your property’s bin and recycling arrangements to the checklist and your cleaner will follow them every turnover.
Will my cleaner fix a broken smoke alarm?
No. Cleaners check and report safety items with photos, so you can arrange a repair quickly.
What if a turnover isn’t done right?
Tell us within 48 hours with photos under our Happiness Guarantee, and we’ll work with you to make it right.
