Airbnb Turnover Cleaning in Toronto: A 2026 Host’s Guide

Pubblicato: Ottobre 26, 2026

Sommario

A Toronto Airbnb lives or dies on its turnovers. Guests check out at 11, the next group arrives at 3 or 4, and in between someone has to strip the beds, reset the kitchen, restock the bathroom and catch anything that went wrong. This guide covers how to plan Airbnb turnover cleaning in Toronto: what the city’s short-term rental rules mean for your cleaning routine, how condo and house turnovers differ, what changes in winter, and what a turnover costs with Cleanster.

Toronto’s short-term rental rules, and why they matter for cleaning

Toronto’s rules shape how often you turn a unit over and what has to be in place for every guest. Here is what the City of Toronto requires today:

  • Registration. Every short-term rental (a stay of less than 28 consecutive days) needs a City registration, and the registration number (format STR-0000-XXXXXX) has to appear on your listing.
  • Principal residence only. You can only short-term rent the home you actually live in, meaning the address you use for bills, ID and taxes. Investment units don’t qualify.
  • 180-night limit for entire-unit rentals. If you rent out the whole unit, the cap is 180 nights per calendar year. Partial-unit rentals (a room in the home you live in) don’t have that cap.
  • Municipal Accommodation Tax. Since August 1, 2026, the MAT on short-term rentals is 6% (the temporary 8.5% rate ended).
  • Guest safety information. Hosts must give guests a contact available 24 hours a day, and a diagram of all exits from the building has to be physically posted in the rental.

Two of these rules feed straight into your cleaning checklist. First, because it is your own home, your turnover clean also has to put your personal space back in order: closets you lock off, a fridge shelf you keep, the desk you work from on weekdays. Second, the posted exit diagram and your contact card are easy to knock down or lose during a busy clean. Put “exit diagram posted and readable” and “host contact card in place” on the checklist so your cleaner confirms them, with a photo, every time. Rules can change, so check the City of Toronto short-term rental pages before each registration renewal.

Condo turnovers vs house turnovers in Toronto

Many Toronto hosts live in condos, from towers around CityPlace, Liberty Village and King West to mid-rise buildings across the city. Others share a semi-detached or detached house in neighbourhoods like Leslieville, the Annex or Little Italy and rent out a room or the main floor. The cleaning job is different in each.

Condo turnovers

  • Access and timing. Plan how your cleaner gets in: fob, lockbox, smart lock or concierge. Elevator waits in big buildings eat into a tight window, so leave a buffer between check-out and check-in.
  • Building rules. Condo corporations set their own rules, and some limit short-term rentals or how guests and service providers use the building. Check your declaration and rules before you list, and tell your cleaner about garbage chute hours or service elevator rules.
  • Small-space details. In a one-bedroom, guests notice everything: smudges on floor-to-ceiling glass, balcony door tracks, the stovetop, and hair in a compact bathroom.

House and room rentals

  • Shared areas. If guests share your kitchen or bathroom, the clean has to cover those shared spaces as well as the guest room, and it often happens while you are home.
  • Stairs, entries and basements. Older Toronto houses mean more stairs, narrow halls and entryways that collect dirt quickly.
  • Waste sorting. Toronto sorts household waste into the Blue Bin (recycling), the Green Bin (organics) and garbage. Leave clear labels for guests, and have your cleaner empty and sort everything before the next stay.

Winter turnovers: salt, slush and boots

From late fall to spring, Toronto sidewalks are salted, and guests track that salt and slush inside. White salt marks on hardwood, laminate and tile get worse if they are left between stays. A few habits help:

  • Put a heavy-duty mat and a boot tray right inside the door, and ask guests to use them in your house rules.
  • Add “wipe salt marks from entry floors” to your winter checklist so it happens on every turnover, not only when you notice it.
  • Check radiators, baseboard heaters and window sills for dust. With windows closed all winter, dust and smells build up faster.

A Toronto Airbnb turnover checklist

Every listing is different, but most Toronto turnovers cover the same core tasks. Use this as a starting point and save your own version in the app so it is the same for every cleaner. You can also start from our cleaning checklists.

  • Camere da letto: strip and remake beds with fresh linens, check under beds and in drawers for left items, dust surfaces, vacuum or mop.
  • Bathroom: clean toilet, sink, shower or tub and mirrors; replace towels; restock toilet paper, soap and shampoo; empty bins.
  • Cucina: wash or load and run dishes, wipe counters and the stovetop, check the fridge and microwave, empty garbage, recycling and organics.
  • Living areas: reset furniture and remotes, wipe glass and high-touch spots (light switches, door handles), vacuum and mop.
  • Toronto-specific: exit diagram posted, host contact card in place, entry salt marks cleaned (winter), waste sorted for collection.
  • Report: before and after photos, plus a note on any damage, low supplies or maintenance issues.
