House Cleaning in Florida: Humidity, Hard Water, Hurricane Season and Where to Book

Looking for house cleaning in Florida? A Miami condo, a Jacksonville family home and a Gulf Coast vacation rental all fight the same things: humidity that feeds mildew, tap water that ranges from softened to very hard, sand everywhere, and a six-month hurricane season. This guide covers what Florida homes need, how often to book, and where Cleanster cleaning services in Florida are available, city by city.

What makes cleaning a Florida home different

Humidity, mildew and musty closets

Florida’s warm, damp air is the number one cleaning challenge. Bathrooms that never fully dry grow mildew on grout, caulk and shower curtains, and closets and under-sink cabinets can smell musty. Air conditioning helps by pulling moisture out of the air, as long as vents and returns stay clean.

What it means for cleaning: regular bathroom cleaning matters more here than almost anywhere else. Squeegee shower glass after use, leave the shower door or curtain open to dry, and run the bathroom fan. A limpeza profunda every few months is the right time to scrub grout lines and the corners where mildew starts. Note that Cleanster cleaners don’t do mold remediation. If you see spreading mold, water damage or a smell that comes back after cleaning, call a licensed specialist.

Water hardness depends on where you live

Florida’s tap water varies more than most states, because it comes from different aquifers and treatment plants:

  • Jacksonville: JEA draws from the Floridan aquifer, and its own ZIP-code table lists hardness from about 7 to 22 grains per gallon, with much of the city in the “very hard” range (JEA water hardness by ZIP code).
  • Miami-Dade: most water comes from the Biscayne Aquifer, a porous limestone layer just below the surface, and Miami-Dade Water and Sewer softens it with lime treatment at its main plants (Miami-Dade water quality reports).
  • Everywhere else: check your utility’s annual water quality report or use a test strip.

In hard-water areas, white spots on glass, crust on faucets and a film on shower doors build up fast. They need a descaling product and time to dwell, not just a wipe. In softer-water areas, soap scum and mildew are the bigger issue.

Sand, pollen and lanais

Beach sand comes in on feet, towels and pool toys and scratches floors. A mat at every door and a weekly vacuum of entryways go a long way. Spring tree pollen leaves a yellow film on sills and screens, so ask for window sills and tracks in your deep clean. Outdoor screen enclosures are a job for a pressure-washing company.

Hurricane season

The Atlantic hurricane season runs from June 1 to November 30. Before a storm, clear patio furniture and clutter and empty the fridge of anything that will spoil if the power goes out. After a storm, once the home is safe and dry, a standard or deep clean can deal with tracked-in debris, dust and the fridge. Flooded homes are different: water damage needs a restoration company first.

How often should you book?

  • Every week: busy families, pets and beach households.
  • Every 2 weeks: the most popular choice for keeping bathrooms mildew-free.
  • Every 4 weeks: smaller condos and apartments with one or two people.
  • Seasonally: a deep clean when you return for the winter season, after spring pollen, or before hurricane season and summer guests.

Part-time residents often book a deep clean before they arrive, then a recurring plan while in town. See how recurring cleaning plans work.

Moving in Florida? Know the deposit timeline

Under Florida Statute 83.49, when a lease ends a landlord has 15 days to return your security deposit if they aren’t making a claim. If they plan to keep part of it, they must send written notice within 30 days explaining why, and you then have 15 days to object in writing (Florida Statutes, section 83.49). Give your landlord a forwarding address before you leave. A thorough move-out cleaning once your things are out is the easiest way to avoid cleaning deductions. Moving into a new place? Book a Make-Ready clean before your boxes arrive.

Florida vacation rentals

Florida is a major short-term rental market, from Orlando-area vacation homes to Gulf Coast condos. Florida’s Department of Business and Professional Regulation generally requires a vacation rental license for a whole home or condo rented to guests more than three times a year for stays of less than 30 days, or advertised as regularly rented (DBPR vacation rental guide).

Cleanster helps hosts schedule Limpeza de Airbnb from their booking calendar. Hosts in Orlando, Kissimmee and Davenport can start with our Orlando Airbnb cleaning e Kissimmee Airbnb cleaning pages. See short-term rental pricing for how our host software and marketplace cleaning are priced.
