Move Out Cleaning Checklist for Denver: Deposits, Hard Water and Large Item Pickup
Опубліковано: Листопад 5, 2026
Moving out of a Denver apartment or house comes with a few local details: Colorado’s security deposit rules, moderately hard water that leaves spots, dry air that spreads dust, and a city trash service that only picks up large items every nine weeks. This move out cleaning checklist for Denver covers what to clean room by room, how to handle furniture and extra trash, what Colorado law says about your deposit, and how to book a move-out clean with Cleanster.
What Colorado law says about your security deposit
Under Colorado law (C.R.S. 38-12-103), your landlord has 30 days after the lease ends or you hand back the keys, whichever comes later, to return your deposit or send a written statement listing the exact reasons for keeping any of it. A lease can extend that to no more than 60 days. If the landlord misses the deadline, they lose the right to keep any of the deposit. You can read more on the Colorado Judicial Legal Help Center.
Landlords can’t keep money for normal wear and tear, or for damage that was there before you moved in. They can deduct for unpaid rent, unpaid utilities and real damage beyond normal wear and tear. Since January 1, 2026, if your landlord sends you a statement, you can ask in writing within 14 days for the photos, inspection reports, receipts or estimates behind each deduction.
A clean, empty home is one of the easiest ways to avoid arguments. Clean first, then photograph every room, the inside of the fridge and oven, and the bathrooms before you return the keys. Give your landlord a forwarding address, because the deposit or statement only has to go to your last known address.
Denver details that change a move-out clean
Moderately hard water
Denver Water describes its water as soft to moderately hard. Its 2026 water quality report shows an average of about 105 mg/L, or roughly 6 grains per gallon, and the water is slightly harder in winter. That is enough to leave white spots on faucets, shower glass and sinks. Plan extra time to descale fixtures and dry glass so it doesn’t spot. Suburbs such as Aurora and Thornton often have harder water, so homes there need even more descaling.
Dry air and dust
Denver’s dry, high-altitude air means dust settles fast on blinds, baseboards, ceiling fans and vents, and static holds it on electronics and screens. Dust from the top down, and use a damp microfiber cloth so you don’t spread it.
Winter grit
From fall into spring, boots bring in de-icer, sand and gravel from streets and sidewalks. Check entry floors, carpet edges and the bottoms of doors for white residue and grit, and mop hard floors twice if needed.

Getting rid of furniture and extra trash in Denver
If your home gets Denver city trash service, Large Item Pickup comes every nine weeks on your regular collection day. You can set out up to 5 large items, such as furniture, rugs or a bagged and wrapped mattress, plus up to 10 bags of trash, by 6 a.m. Keep them at least 2 feet from your carts and cars. Bags can’t be bigger than 32 gallons or heavier than 50 pounds, and trash in cardboard boxes isn’t collected.
Two things trip people up. First, putting items out outside your scheduled week counts as illegal dumping, so check your week in the Denver Trash and Recycling app before you plan your move date. Second, Large Item Pickup doesn’t take appliances, electronics, paint, batteries, tires or construction materials. Many apartment buildings use private haulers instead of city service, so ask your property manager what to do with bulky items.
Do the purge before the clean. Cleaners work fastest in an empty home, and anything left behind can cost you money from your deposit.
When to book your Denver move-out clean
Book the clean for after the movers leave and before your final walkthrough. Leave yourself a buffer day in case you need to touch something up. Denver’s busiest moving months are late spring and summer, along with the end of every month, so book early if your lease ends then. Winter moves are quieter, but plan around snow days and leave time for floors to dry.
