Airbnb Turnover Cleaning in Orlando: Local Rules, Taxes and a Host Checklist
Опубліковано: Листопад 4, 2026
Orlando is one of the busiest short-term rental markets in the country. Theme park families, convention groups and snowbirds keep calendars full, and back-to-back check-ins leave little time between guests. Good Airbnb turnover cleaning in Orlando has to handle more than fresh sheets: sand and pool towels, Central Florida humidity, hard water spots and the local rules that decide where and how you can host. This guide covers what an Orlando turnover should include, the local regulations and taxes hosts should know, and how to book reliable turnovers with Cleanster.
Know the rules first: Orlando vs Orange and Osceola counties
Where your rental sits matters, because the City of Orlando and the surrounding counties treat short-term rentals differently. Always confirm the current rules with the city or county before you list. Here is what applies today.
Inside Orlando city limits
The City of Orlando’s home sharing ordinance has been in effect since July 1, 2018. Under it, a home share inside the city must be registered, and:
- The owner or long-term tenant must live in the home and be present during the stay.
- Only one booking at a time is allowed, using no more than half of the dwelling.
- Occupancy is capped at 4 unrelated guests, or 2 per bedroom.
- The registration number must appear in your listings, and a letter from your HOA is needed if your association requires one.
Registration costs $275 the first year, then $100 a year for owner-occupied homes or $125 for non-owner-occupied ones. Whole-home rentals where the host is not present are only allowed in the city under Commercial Dwelling Unit zoning. Details are on the city’s home sharing registration page.
For cleaning, the hosted model changes the job. You may be living in part of the home, so a turnover often means cleaning the guest suite and shared spaces only. Note which rooms are guest areas in your booking.
Orange County, Osceola County and the tourist corridor
Many vacation homes near the parks sit outside city limits, in unincorporated Orange County or in Osceola County around Kissimmee and the resort communities, where whole-home rentals are common. Each county sets its own zoning and registration rules, so check with your county and HOA before you list.
Taxes Orlando hosts need to file
Short-term stays in Florida are taxed at two levels:
- Florida state sales tax of 6% on rentals of 6 months or less (see the Florida Department of Revenue’s tourist development tax guide).
- Orange County Tourist Development Tax of 6%, filed with the Orange County Comptroller every month, even in months with no bookings. Returns are due on the 1st and are late after the 20th (Orange County Comptroller). Osceola County also charges a 6% tourist development tax.
Some platforms collect certain taxes for you, but not always all of them, so check what your platform remits. Florida also licenses vacation rentals through the Department of Business and Professional Regulation (DBPR). Our house cleaning in Florida guide covers the state-level picture, and Airbnb host fees explains platform costs.
What makes an Orlando turnover different
Humidity and mildew
Central Florida humidity means mildew can start in a closed-up bathroom within days. A good turnover includes wiping shower grout and caulk, checking under bath mats and around AC vents, and leaving the AC set to a sensible temperature so the home stays dry between guests. Musty smells are one of the fastest ways to lose a five-star review.
Hard water spots
Orlando Utilities Commission water averages about 129 ppm of hardness, roughly 7 grains per gallon (OUC water services). That is moderately hard. Glass shower doors, faucets and kitchen sinks show white spots quickly, so turnovers should dry fixtures and glass after cleaning, not just wipe them.
Pools, sand and theme park traffic
Many vacation homes have private pools and lanais, and guests come back from parks and beaches with sand, sunscreen and wet towels. Plan time for pool towel laundry, sweeping sand from entryways and tile, and wiping sunscreen off door handles and lanai furniture.
Hurricane season
The Atlantic hurricane season runs from June 1 to November 30. Keep outdoor furniture secured between stays during storm watches, and schedule a deeper clean after any storm that leaves debris, damp or power outages behind.

Orlando Airbnb turnover cleaning FAQ
Can I run a whole-home Airbnb in Orlando?

Many whole-home vacation rentals sit in unincorporated Orange County or Osceola County, which have their own rules. Check with your city or county first.
What taxes do Orlando short-term rental hosts pay?
Florida’s 6% state sales tax plus a 6% county tourist development tax in Orange County (Osceola County also charges 6%). Orange County returns are filed monthly, even with zero bookings.
How long does an Airbnb turnover take?
It depends on the size of the home, number of beds and laundry. Leave enough time between checkout and check-in, and book same-day turnovers in advance during busy park seasons.
How do I stop mildew in an Orlando rental?
Keep the AC running at a moderate setting between stays, dry showers and glass after cleaning, and have turnovers check grout, caulk and vents.
