Move Out Cleaning Checklist for Houston Rentals: Texas Deposit Rules and Tips
Nai-publish: Oktubre 29, 2026
Moving out of a Houston rental is hot, humid work, and the last thing you want after hauling boxes in July heat is a cleaning charge on your deposit. The good news is that Texas law gives tenants clear protections, and a focused clean in the last few days covers most of what landlords look for. This move out cleaning checklist for Houston walks you through what Texas law says about deposits, the room-by-room tasks that matter most, and the local problems, from hard water to humidity, that catch tenants out.
What Texas law says about your security deposit
Texas deposit rules are set out in Chapter 92 of the Texas Property Code. The Texas State Law Library has a good plain-language guide, but here are the points that matter for move-out cleaning:
- 30 days to refund. Under Section 92.103, the landlord must refund the deposit on or before the 30th day after you surrender the premises.
- Give a forwarding address in writing. Under Section 92.107, the landlord doesn’t have to refund the deposit or explain deductions until you give a written forwarding address. Do it before you hand over the keys.
- No charges for normal wear and tear. Section 92.104 says a landlord may not keep any part of the deposit to cover normal wear and tear, and any deductions must come with a written, itemized list.
- Your lease matters. Landlords can deduct charges you’re legally responsible for under the lease. Many Texas leases include cleaning terms, so read yours before you start.
In short: faded paint and worn carpet in walkways are usually wear and tear. A greasy oven, a grimy fridge, soap scum and pet hair are cleaning, and those are what show up on itemized lists. This article is general information, not legal advice.
What makes move-out cleaning in Houston different
Hard water spots
The City of Houston’s 2025 water quality report lists an average total hardness of 135.5 mg/L for the Main System that serves most customers, with samples ranging from 43.5 to 229 mg/L. That’s about 7.9 grains per gallon, firmly in the hard range. In a move-out clean, it shows up as white crust on faucets and showerheads, cloudy shower glass and rings in toilets. A vinegar or descaling soak on fixtures, followed by a dry polish, makes a big difference to a landlord’s first impression.
Humidity and mildew
Houston’s humid climate means bathrooms, closets and anywhere near the AC unit can grow mildew, especially in a unit that sits closed up between tenants. Check caulk lines, grout, the bathroom ceiling, window sills and the AC closet. Clean what you find, run the bathroom fan, and report anything that looks like a leak rather than just surface mildew.
AC vents and ceiling fans
Air conditioning runs for most of the year, so vent covers and return grilles collect dust fast. Ceiling fans, which almost every Houston rental has, are often the dustiest thing in the room. Both are quick to clean and easy for an inspector to spot.

When to book a professional move-out clean
A move-out clean is more detailed than a regular visit. It’s empty-home work: inside cabinets, inside appliances, baseboards and fixtures. Book it after the movers leave, so your cleaner has clear rooms to work in, and give yourself a day before the inspection in case anything needs a second look. Houston’s peak moving months are summer, so book early if you’re moving in June, July or August.
With Cleanster, you book in the app or on the website. Enter your address, the number of bedrooms and bathrooms, choose House or Apartment & Condo, and pick Move-Out. The app suggests the hours for your home, and you can add extras such as inside the fridge or oven, interior windows or laundry.
- Pagpepresyo: cleaning is priced by the hour for your location, with a 2-hour minimum. Prices vary by location, and you see the full price before you book. See home cleaning pricing.
- Background-checked cleaners: every cleaner passes a background check run by ClearChecks and checks with 3 or more references.
- 48-hour Happiness Guarantee: if something isn’t right, tell us within 48 hours with photos and we’ll work with you to make it right.
- Support: 8:30 a.m. to 9 p.m. Central Time, which is local time in Houston.
